Foreign Currency Mortgages
If you are paid in a foreign currency and looking to get a mortgage in the UK a foreign currency mortgage is one that is serviced or repaid in a different currency from the borrower’s income.
This type of income can include any assets that is being used to repay the mortgage, which are received in a different currency to the loan currency. Often, we see this consisting of salary, bonuses or shares.
Foreign currency mortgages can be taken out on a UK property allowing you to take out a loan in whichever currency is appropriate – for example, from US Dollars, Euros or Japanese Yen to GBP.
For a UK property purchase, a foreign currency mortgage will be converted into sterling, but the value of the debt will be in the foreign currency as will the interest paid. As standard, the mortgage is paid in monthly instalments, converted in to your foreign currency at current foreign exchange (FX) rates.
Foreign currency mortgages often mean a borrower can benefit from lower interest rates, saving them a considerable amount over the term of the loan. The currency in which the debt stands can even be changed mid-term in order to maximise on the lowest interest rates as they fluctuate globally.
Many of our clients are UK expats based overseas whose income is in a foreign currency, so having access to foreign currency mortgages is an area in which we can add value to their transactions.
We don’t tend to publish mortgage rates on our website – ever more so for foreign currency mortgages. In most cases rates are negotiable and based squarely on the individual circumstances of the borrower, their plans, assets and income.
